This CLE course identifies and aims to give practical advice on the “hot button” issues that arise in landlord-tenant contexts. For landlords seeking to manage risks, on issues like tenant screening and security deposits, while avoiding common pitfalls such as discrimination claims and unenforceable penalties, this course identifies and gives practical examples of key lease provisions that will help a landlord effectively enforce its rights and remedies. The ethics of representing landlords and tenants, as well as parties to lease transactions, is addressed.

Andrew L. Crabtree, Esq.

Andrew L. Crabtree, Esq., is the principal of the Law Offices of Andrew L. Crabtree P.C. in Melville, New York. The firm focuses on transactional and litigated real estate, landlord-tenant, construction and general commercial business matters. Mr. Crabtree has a broad background in residential condominium development and sales, in commercial leasing and represents commercial owners, developers, purchasers and tenants, including a national franchise chain, in commercial leasing and landlord and tenant matters. The firm represents businesses and individuals in federal and state trial courts, as well as in arbitrations and before administrative tribunals, involving commercial disputes, constitutional claims, partnership and shareholder disputes, breach of contract claims, business torts, unfair competition, employment claims, trade secrets and intellectual property cases. Mr. Crabtree also represents contractors, owners, developers, design professionals municipalities and state agencies relating to public and private construction and development projects, mechanics' liens, commercial lease disputes and landlord-tenant matters.

Mr. Crabtree has tried numerous cases in both federal and state courts, and has argued appeals before the New York State Court of Appeals, the Appellate Divisions of the First and Second Departments and the United States Court of Appeals for the Second Circuit. Prior to establishing the firm, Mr. Crabtree was counsel to Farrell Fritz, P.C., and also served as an Assistant District Attorney with the Appeals and Felony Trial Bureaus in Queens County, New York.

The co-author of "Trial and Post-Trial Motions," chapter 23 of Federal Civil Practice (NYSBA Albany 1997), Mr. Crabtree is a frequent speaker on real estate and construction matters before the Suffolk Academy of Law and other seminars and has lectured on New York Civil Practice at St. John's University School of Law. Recently, Mr. Crabtree served as a panelist for the New York State Judicial Institute on Professionalism In The Law. He is a member of the American Bar Association (Litigation Section and Forum on the Construction Industry), the New York State Bar Association (Commercial and Federal Litigation Section), as well as a member of the Nassau County Bar Association (Commercial Litigation and Construction Committees - Chairman 2005-07).

Mr. Crabtree earned his B.A. degree, magna cum laude, from the State University of New York at Albany and his J.D. degree from Fordham University Law School. He is admitted to practice in the State of New York, the United States District Court Eastern and Southern Districts of New York, the U.S. Court of Appeals for the Second Circuit, and the United States Supreme Court. Mr. Crabtree sits on the Zoning Board of Appeals in East Hills, New York and has been named a “Super Lawyer” for the years 2015-2019.
